Industrial manufacturing, concrete tilt-up building, single-story, with approximately 200,000 square feet. The building's roof system had been compromised over the years, exacerbated by the tenants operations (heat and moisture with minimal ventilation) and required a full roof replacement, seismic retrofit, and strengthening to support mechanical units.
The roof replacement included removal and replacement of the entire roof membrane, plywood diaphragm, and supporting roof members (GLB's, purlins, and sub-purlins) for large sections of the roof system. The roof was removed and replaced, and the framing members were repaired in phases/sections, in order to minimize exposure to inclement weather. After first phase was completed, a seismic retrofit was performed and then the various scopes ran concurrently for the remainder of the project.
Special care was given to successfully coordinate the work and minimize disruption to tenant's operations. All tenant safety procedures were followed. The project was bid and executed in a timely manner, and finished on schedule.
Saunders Construction, Inc. saved the building owner approx. $300K by performing multiple scopes simultaneously.
