STRENGTHENING AN OPERATING PARKING STRUCTURE WITHOUT CLOSING THE GARAGE

Service Overview

Saunders strengthened a concrete flat-slab parking structure in Beverly Hills by adding new concrete drop panels at slab-column connections. The project also included new footings, reinforced CMU walls, concrete repairs, and a new traffic coating on the top deck.

Challenges

The new drop panels required forming and casting concrete overhead at multiple columns, including drilling and setting dowels into the existing slab. All work had to be carefully coordinated around an active parking structure that needed to remain open throughout construction.

Our Solution

Saunders:

  • Prepared the underside of the existing slab and installed hooked dowels for the new slab-column connections.
  • Formed, shored, and cast new concrete drop panels against the underside of the existing slab.
  • Cut new footings into the existing slab on grade and constructed reinforced CMU walls tied into the structure above.
  • Completed concrete spall repairs, epoxy crack injection, and installation of a new traffic coating on the top deck.
  • Isolated work areas with fencing, cones, dust protection, and sound blankets, scheduling the heaviest work during off-hours to minimize disruption.

Outcome

Saunders completed the structural strengthening and repairs in approximately 17 weeks while keeping the parking structure operational throughout the project. The finished work strengthened critical slab-column connections and other structural components while minimizing impacts on daily garage use.
