PHASING A HIGH-RISE SEISMIC RETROFIT AROUND RESIDENT RELOCATIONS

Service Overview

Saunders completed a non-ductile concrete seismic retrofit of an occupied residential high-rise in Los Angeles, adding new shotcrete shear walls and heavily reinforced boundary elements on multiple elevations, along with new foundations and interior structural strengthening.

Challenges

New shear walls had to extend up multiple elevations of an occupied high-rise on a tight urban site. Construction also had to stay within predetermined relocation windows so residents could return to their homes as scheduled.

Our Solution

Saunders:

  • Phased structural work around temporary resident relocations by unit type, with planned windows ranging from a few days to approximately four weeks.
  • Installed full-height scaffolding to provide access and help contain dust and debris while coordinating shotcrete work around the scaffold and personnel hoist.
  • Scanned existing reinforcing before drilling, then doweled heavily reinforced boundary-element cages into the prepared existing concrete.
  • Formed and cast a new drag beam (collector) and installed interior shotcrete walls within confined, finished spaces.
  • Installed micropiles and new foundations to support the structural retrofit.

Outcome

The high-rise received new shear walls and structural strengthening across multiple elevations while remaining occupied. Careful phasing kept work within planned relocation windows, allowing residents to return home as each phase was completed.
