ADAPTING A SEISMIC RETROFIT TO UNEXPECTED EXISTING CONDITIONS

Service Overview

Saunders completed a non-ductile concrete seismic retrofit of a multi-story institutional building in Fullerton, including new shotcrete shear walls, micropile foundations, new footings, and CFRP strengthening.

Challenges

Once existing pile caps and footings were exposed, field conditions did not match the record drawings. The structural details had to be revised during construction, requiring close coordination with the engineer and owner while work was underway.

Our Solution

Saunders:

  • Prefabricated full-height reinforcing steel wall cages at grade and set them in place by crane.
  • Completed pre-construction testing and nozzleman qualification for the new shotcrete shear walls.
  • Drilled 48 micropiles within tight excavations around existing pile caps and constructed new footings tied into the existing columns.
  • Incorporated CFRP strengthening as part of the structural retrofit.
  • Coordinated with the design team and owner as engineering details were revised, allowing construction to continue as unexpected conditions were addressed.

Outcome

The building received new shear walls, foundations, and structural strengthening despite existing conditions that differed from the original record drawings. Close coordination between Saunders, the engineer, and the owner allowed the retrofit to move forward as the design was adjusted in the field.
